This Privacy Policy explains how Your Vacant Land Buyer LLC (“YVLB”, “we”, “us”) handles information collected through this website and through our direct communications with property owners, homebuilders and developers.

Information we collect

• Information you give us. Your name, email address, optional phone number, whether you are a property owner or a builder, the county and state of a property, and anything you write in the message field of our contact form.
• Consent records. Whether you ticked either text-message consent box, the exact wording shown to you at the time, and the date and time of your submission.
• Property information. Parcel numbers (APNs), county and state, and publicly available county records relating to a parcel you contact us about.
• Technical information. Basic server and analytics data such as IP address, browser type, pages viewed and referring page.

How we use information

• To research parcels, prepare offers and complete transactions
• To match lots against builder criteria
• To send you communications you have asked to receive

SMS / Text Messaging

Phone numbers we collect and how. The phone number field on our contact form is optional. If you enter one, we collect it along with the rest of your submission. We also collect phone numbers when you give one to us by phone, by email or in the course of a transaction. We only send text messages to a number that has been given to us and for which the corresponding consent box was ticked.

Separate consent for each message type. SMS consent is collected as two separate, independent checkboxes on our contact form: one for marketing text messages (land buying opportunities, property offers and service updates) and one for non-marketing text messages (appointment reminders, transaction updates and responses to your inquiry). Both are unchecked by default, neither is required to submit the form, and ticking one does not tick the other. Consent to receive text messages is never a condition of any purchase or of doing business with us.

No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. Information sharing to subcontractors in support services, such as customer service, is permitted. All other use case categories exclude text messaging originator opt-in data and consent; this information will not be shared with any third parties.

Retention. We keep phone numbers and the associated consent records for as long as you remain opted in, and for four years after consent is withdrawn or the number becomes inactive, so that we can demonstrate that consent was given and honored. If you opt out, we retain the number on a suppression list so that we do not message it again. You may ask us to delete your phone number entirely by contacting us at outreach@yourvacantlandbuyer.com.

How to opt out. Reply STOP to any text message you receive from us, and we will stop sending that category of message. You may also contact us at outreach@yourvacantlandbuyer.com or 602-755-6479 and ask to be removed.

How to get help. Reply HELP to any text message from us, or contact us at outreach@yourvacantlandbuyer.com or 602-755-6479 during business hours.

Frequency and cost. Message frequency varies. Message and data rates may apply, depending on your mobile plan and carrier.

Cookies

This website uses only the cookies and similar storage needed to serve pages, remember basic preferences and measure aggregate traffic. We do not use advertising cookies or third-party tracking pixels for behavioral advertising. Most browsers let you block or delete cookies in their settings; the site will still work if you do.

Third-party services

We use a small number of service providers to operate the business: website hosting, email delivery, basic website analytics, and — during a transaction — licensed title and escrow companies. These providers may process your information only to perform services for us and only under instructions from us. Mobile numbers and SMS consent data are excluded from sharing as described in the SMS / Text Messaging section above. We may also disclose information where required by law, court order, or to protect our legal rights.
