Why we ask for an APN instead of an address

Most vacant land has no street address, because addresses are usually assigned when a structure is built. Land is instead identified by its assessor's parcel number (APN), together with the county and state that issued it. The same APN format repeats across counties, so the county and state matter as much as the number itself. With those three pieces we can find your exact parcel in the county records.

The process

1. You tell us about the parcel

Send the parcel number (APN) plus the county and state. If you don't have the APN, your property tax statement has it. A rough idea of what you want for the land helps, but it is not required.

2. We research it

We pull county records and maps to check ownership, legal access, zoning, utilities, flood and wetland status, back taxes and any liens. This usually takes a few business days.

3. Jerry makes an offer

If the parcel fits what we buy, Jerry Kelly makes a written cash offer and explains how he got to the number. If it doesn't fit, we tell you that plainly rather than leaving you waiting.

4. We close through a title company

A licensed title company handles the escrow, title search and deed recording. You sign, the title company disburses funds, and the transfer is recorded with the county. We pay the standard closing costs.
