These Terms & Conditions govern your use of this website and any communications you receive from Your Vacant Land Buyer LLC (“YVLB”, “we”, “us”). By using this site or submitting our contact form, you agree to them.

About this website

This site describes our land acquisition business and provides a way to contact us. Nothing on it is an offer to buy or sell real property, and nothing on it is legal, tax or investment advice. Any purchase of land is governed solely by a written purchase agreement signed by both parties and closed through a licensed title or escrow company.

SMS / Text Messaging Program

What the program is. YVLB operates a text messaging program for property owners and for homebuilders and developers who have asked to hear from us by text. There are two categories of message, and you consent to each separately on our contact form: marketing messages about land buying opportunities, property offers and service updates; and non-marketing messages such as appointment reminders, transaction updates and responses to your inquiry.

• Consent is not a condition of purchase. Consent to receive text messages is not a condition of any purchase or of doing business with us. You may submit our contact form, sell us land, or buy lots from us without agreeing to receive texts.
• Message frequency. Message frequency varies.
• Cost. Message and data rates may apply, depending on your mobile plan and carrier.
• Opt out. Reply STOP to any message to stop receiving that category of message. You may also email outreach@yourvacantlandbuyer.com or call 602-755-6479.
• Help. Reply HELP to any message, or use the email or phone number above during business hours (Monday–Friday, 8:00 AM – 5:00 PM Arizona time (Arizona does not observe daylight saving)).
• Carriers. Message delivery is subject to effective transmission by your mobile carrier. Carriers are not liable for delayed or undelivered messages. Supported carriers may change without notice.

Acceptable use

• Submit accurate information, and only information you have the right to share
• Do not submit another person’s phone number or consent on their behalf
• Do not use this site to send unlawful, abusive, deceptive or harassing content
• Do not scrape, copy, republish or resell content from this site without our written permission
• Do not attempt to disrupt, probe or gain unauthorized access to the site

Accuracy of information

Property details, county records, zoning and utility information can change and can contain errors at the source. We provide such information in good faith but do not warrant that it is complete or current. You are responsible for your own due diligence before entering any transaction.

Limitation of liability

This website is provided “as is” without warranties of any kind, express or implied. To the fullest extent permitted by law, Your Vacant Land Buyer LLC is not liable for any indirect, incidental, consequential or punitive damages arising from your use of this site or from any message delay or non-delivery. Our total liability relating to this website will not exceed one hundred dollars ($100). Nothing in these terms limits liability that cannot be limited under applicable law.

Intellectual property

The content, wording and design of this website belong to Your Vacant Land Buyer LLC unless stated otherwise.

Changes to these terms

We may update these terms. The “Last updated” date above reflects the current version, and continued use of the site after a change means you accept it.

Governing law

These terms are governed by the laws of the State of Arizona, without regard to its conflict of law rules. Any dispute arising from them will be brought in the state or federal courts located in Maricopa County, Arizona.
